Rating Revaluation Postponed to 2017

The Government has announced the postponement of the 2015 rating Revaluation until the 1st April 2017.  This change in legislation was part of The Growth and Infrastructure Bill which received royal assent on 25th April 2013.   The Government has indicated that the reason for this dramatic change is to avoid businesses facing unexpected hikes in their business rates over the next five years.

Agency Update

Government Announces New Planning Proposals

April saw the defeat in Parliament of the Government’s proposed extension of domestic permitted development rights to allow individuals to extend their houses, up to very generous limits, without the need for planning permission.  The proposal had been promoted as a means to stimulate the construction industry although the consensus was that it would have limited impact and be politically contentious, a view endorsed by MPs in the vote.

Primary UK Healthcare Delivers for Property Investors

New figures show investment returns in primary healthcare properties such as GP and dental practices, are stable in spite of upheaval in the NHS. Total returns for primary care properties, which also include pharmacies and new primary care centres, declined slightly from 8.6% in 2011 to 6.8% in 2012, according to the IPD UK Annual Healthcare Index, which shows the investor returns from healthcare property around the UK.

What the Eye Can't See

Many house purchasers rely solely on the lender’s mortgage valuation report. However, the lender valuation is not a survey. It is a limited check on the property that your mortgage lender carries out to protect their loan. The lender may provide a copy of the mortgage valuation to the buyer but it is unlikely to cover items of detail which would be picked up in a building survey. The property may not even be visited for some valuations. This is why it’s really important you have a detailed survey. An RICS surveyor is qualified to carry out a detailed survey, before you purchase the property.
